1. 本服務 The service

本網站由 JOL Studio Limited（「我們」）營運。本網站以模擬方式，顯示一手住宅發展項目中個別單位的窗外景觀、日照時數及景觀比例，供你參考。This site is run by JOL Studio Limited ("we", "us"). It shows simulations of the view, sun hours and what fills the view from individual flats in first-hand residential developments, for your reference.

2. 僅供參考，並非賣方資料 For reference only, not vendor information

• 所有畫面及數字均為模擬，按公開資料及售樓說明書計算，與建成後的實際情況可能不同。每個數字都附有可信程度及資料日期。Every picture and figure is a simulation, worked out from public data and the sales brochure, and may differ from the finished building. Each figure shows how sure it is and the date of its data.
• 本網站並非由任何賣方、發展商、政府部門（包括地政總署及香港天文台）提供，亦與他們沒有任何聯繫或合作，並未獲他們認可。The site is not provided by, affiliated with or endorsed by any vendor, developer or government department, including the Lands Department and the Hong Kong Observatory.
• 本網站不是售樓資料、要約或任何物業、財務或法律意見。決定購買前，請參閱售樓說明書、價單及成交紀錄冊，並到現場視察。It is not sales information, an offer, or property, financial or legal advice. Before deciding to buy, read the sales brochure, the price list and the register of transactions, and visit the site.

3. 使用規則 How you may use it

你可以為自己參考而使用本網站。未經我們事先書面同意，你不可以：You may use the site for your own reference. Without our written agreement in advance, you must not:

• 把本網站的畫面或數字當作賣方提供的資料，或用於任何發展項目的廣告、宣傳或售樓資料，或用來游說他人購買物業；present the site's pictures or figures as information from a vendor, use them in any development's advertising, promotion or sales material, or use them to persuade anyone to buy a property;
• 刪去或遮蓋免責聲明、資料來源或版權聲明；remove or hide the disclaimers, sources or copyright notices;
• 複製、大量下載、轉售或以程式擷取本網站的內容或數據；copy, bulk-download, resell or scrape the site's content or data;
• 破解或干擾本網站運作。break or interfere with how the site works.

分享連結會連同免責聲明一併顯示；收到連結的人亦須遵守本條款。Share links always show the disclaimer, and anyone who opens one is bound by these terms too.

4. 費用 Cost

本網站現時免費使用，毋須登記帳戶，我們不會收取任何款項。如日後推出收費功能，我們會事先在網站上通知，是否使用由你決定；未經你同意，我們不會向你收費。The site is free to use for now, with no account needed, and we take no payments. If we later add paid features, we will give notice on the site first, and it is up to you whether to use them; we will never charge you without your agreement.

5. 知識產權 Intellectual property

本網站的軟件、設計、模擬畫面及按說明書重新繪畫的簡化圖則，屬我們或我們的授權人所有。第三方資料屬其擁有人所有，詳見下面「版權及鳴謝」。發展項目名稱屬其擁有人所有，本網站使用只為識別該項目。The site's software, design, simulated pictures and the simplified plans redrawn from brochures belong to us or our licensors. Third-party data belongs to its owners (see Copyright and credits below). Development names belong to their owners and are used only to identify the development.

6. 免責及責任限制 Disclaimer and limit of liability

• 本網站按「現況」提供。我們會盡力確保資料準確，但不保證完全準確、完整或適合任何用途。The site is provided "as is". We take care to get things right, but do not promise they are fully accurate, complete or fit for any purpose.
• 在法律容許的範圍內，我們不會就任何間接或相應損失負責，包括因買賣或租賃物業的決定而引致的損失。As far as the law allows, we are not liable for any indirect or consequential loss, including loss from a decision to buy, sell or rent a property.
• 本網站免費提供。在法律容許的範圍內，我們不會就你使用或依賴本網站而引致的任何損失負責。The site is provided free of charge. As far as the law allows, we are not liable for any loss arising from your use of it or reliance on it.

7. 更改及終止 Changes and ending

我們可更改或停止本網站的任何部分，亦可更新本條款；重大更改會在網站上通知。更改後繼續使用，即表示你接受新條款。你可隨時停止使用。We may change or stop any part of the site, and may update these terms; we will give notice on the site of significant changes. Using the site after a change means you accept the new terms. You can stop using it at any time.

8. 適用法律及語言 Law and language

本條款受香港法律管轄，香港法院具有專屬管轄權。中英文版本如有不一致，以英文版本為準。These terms are governed by Hong Kong law, and the Hong Kong courts have exclusive jurisdiction. If the Chinese and English versions differ, the English version prevails.

9. 版權及鳴謝 Copyright and credits
